About the Spain IRAV Rent Update Calculator
Spain replaced the CPI (IPC) as the benchmark for annual rent increases with a new index called IRAV (Índice de Referencia de Arrendamientos de Vivienda), which came into effect in January 2025 under the Ley de Vivienda 2023. Unlike the old IPC link, which caused rents to spike during high-inflation periods, IRAV is a more moderate index designed to provide stability for both tenants and landlords.
This calculator tells you the maximum rent increase your landlord can legally apply to your contract — or, if you are a landlord, the maximum you are permitted to charge. Enter your current rent and the applicable IRAV percentage for the update month (published monthly by INE, Spain's National Statistics Institute), and the calculator shows the new maximum rent and annual increase.
IRAV applies to all residential lease contracts signed under Ley de Arrendamientos Urbanos (LAU) after March 26, 2024. Contracts signed before that date may still use IPC or a negotiated rate until renewal. In either case, landlords must give 60 days written notice before any rent adjustment takes effect.
