About the Home Loan EMI Calculator
An Equated Monthly Installment (EMI) is a fixed payment amount made by a borrower to a lender on a specified date each month. EMIs consist of two components — the principal (the original loan amount) and the interest (the charge for borrowing) — combined into a single monthly payment. The EMI remains constant throughout the loan tenure on fixed-rate loans, making budgeting straightforward.
The EMI formula is: EMI = P × [r(1+r)^n] / [(1+r)^n − 1], where P is the principal loan amount, r is the monthly interest rate (annual rate divided by 12), and n is the loan tenure in months. In the early months, a larger portion of the EMI covers interest and a smaller portion reduces the principal. Over time, this ratio shifts — later EMIs are predominantly principal repayment. This gradual shift is captured in the amortization schedule.

Understanding EMI and Amortization
At the start of a loan, most of your EMI pays interest. For a 20-year home loan at 8.5%, roughly 70% of the first year's payments go toward interest. By year 10, the split is approximately equal. By year 18, over 80% of each payment is principal. This is why borrowers who prepay early in a loan's life save dramatically more interest than those who prepay later — they eliminate future interest on the full outstanding balance.
Prepayment and part-prepayment are powerful tools for reducing the total interest on an EMI loan. Most fixed-EMI loans allow part-prepayments that reduce either the outstanding principal (shortening the tenure) or the EMI amount (keeping the same tenure). Reducing the tenure is almost always more cost-effective because it eliminates all future interest on the prepaid amount for a longer remaining period.
Floating-rate loans have EMIs that change when the base interest rate changes. Most central banks adjust rates multiple times per year in response to economic conditions. On floating-rate loans, an interest rate increase typically leads to either a higher EMI or an extended tenure — borrowers should clarify with their lender how rate changes are handled. This calculator models fixed-rate EMIs, which provide certainty; floating-rate users should model sensitivity by running calculations at rates 1–2% above and below the current rate.
